Prior To Arrival
Finding a suitable home is a top priority for anyone relocating to a new country. Moving from one home to another can be exciting, but can also be time consuming and challenging and filled with hurdles, which we can help you overcome.
We are happy to provide up-to-the-minute information about the rentals market so that expectations are set at a realistic level and we can also provide local area information to assist you in identifying locations of suitability. A member of our team will contact you to discuss your requirements such as type of property, rental level, location, number of bedrooms, bathrooms etc, as well as allay any concerns that you may have.
Home Search
One of our experienced negotiators will be assigned to assist each employee and provide personal attention prior to and throughout negotiations. Language translators are also available on request.
We will search through our considerable property register plus the portfolios of other real estate agents and managing agents so that we may offer you as many suitable properties as possible and establish a shortlist that matches your budget and specification. At present, there is no multi-listing of properties available for rental in London. However, our well honed research mechanism includes daily updates of properties from circa 150 local lettings agents. This service is unparalleled and saves applicants valuable time.
Accompanied Viewings
Having prepared a shortlist from a select choice of properties, we will escort you on a tour of the properties where there is no limit on the time made available to you.
Signing The Agreement
Once you have selected a property, we will negotiate terms and thereafter prepare a contract. Your company might have their own lease which the employee must use, if not we will prepare our standard agreement. On or before signing the agreement, a statement will be issued outlining the rental agreed and dilapidation deposit.
Before Move-In
Prior to moving in, we will assist in transferring utilities into your name.
We would normally arrange an inventory check-in which you should attend to ensure that fixtures and fittings together with décor are as recorded in this document.
Should your shipment not have arrived, we can assist by equipping your home with rental furniture.
Short-Term Accommodation
During the period of search, should you need temporary accommodation, we can offer a full range of furnished apartments, available to rent for as little as one week at a time, which are more economical and convenient than a comparative hotel.
